RoomproofRoomproof is part of MiniTools, a set of free, single-purpose web tools. It turns phone photos into dated, captioned PDF reports for move-ins and move-outs, punch lists, before-and-after jobs, cleaning, rental turnovers and property inventories.
Why we built it
People documenting a rental or a job usually face a choice between a printable checklist with no photos and an app that wants an account, a subscription or a fee per report. Roomproof does the job in the browser: add photos, rate each item, sign, and download a PDF. Every feature is free.
How it works
Everything happens on your device. Photos are resized and stored in your browser, the PDF is built in your browser, and project files are downloaded straight to you. We never receive your photos or what you type. See the privacy policy for details.
What Roomproof isn't
Roomproof is a documentation tool, not a legal service. A report doesn't become legally binding because it was made here, and we don't give legal advice. Roomproof isn't affiliated with any landlord, letting agent, platform, deposit scheme or government body.
